He already owns a $50million beachfront mansion in the Hamptons and a $43million five-bedroom New York penthouse but DailyMail.com can exclusively reveal Fanatics billionaire Michael Rubin’s property portfolio has gotten ‘a little’ bigger.
A property insider has told DailyMail.com the 51-year-old mogul has snapped up a second New York City apartment – owned until recently by American Idol host Ryan Seacrest.
Rubin’s new pad is the other penthouse in the same building as his current penthouse – the ultra-luxury West Village 160 Leroy Street condo block.
A source with knowledge of the deal told DailyMail.com: ‘Michael bought the second penthouse a year ago and he’s combining them.’
Last year, a four-bedroom apartment on the eighth floor of the same building sold for an eye-watering $11.7million after spending just under two months on the market.
According to a listing seen by DailyMail.com, the glamorous home has ‘spectacular Hudson River views’, a kitchen decked out with marble countertops and Scandinavian Larchwood cabinets, four marble bathrooms and an ‘oversized’ dressing room.
But the fee for the new penthouse is likely to have dwarfed that of the apartment – the last time the property, named Penthouse South, sold in 2017, it went for $31.5million.

Like the apartment, the 15th floor pad comes with luxury fittings and four bedrooms but also has its own roof terrace complete with a summer kitchen.
The master bedroom also has a ‘midnight bar’ for late night drinks and a vast dressing room.
Rubin’s first penthouse – Penthouse North, which he purchased in 2018 for $43.5million – already has five bedrooms so the newly combined property will have a whopping nine.
Along with multiple bedrooms, Rubin’s new mega-condo has its own private elevator, a media room and a 5,000 sq ft roof terrace with its own private pool – soon to be connected to the one at Penthouse South.
If that wasn’t enough, amenities at the Ian Schrager-designed condo building include a spa complete with a 70ft pool and whirlpool, a gym and a clubhouse with a catering kitchen.
Seacrest, who is no stranger to luxury properties himself, has also been living at a $75,000-a-month townhouse in New York’s upscale Lennox Park neighborhood and previously owned a home in California’s swanky Beverly Hills.

According to an Architectural Digest profile, the $11million townhome dates from 1879 and was completely renovated prior to the Good Morning America host moving in.
Inside the lavish pad are six bedrooms, a personal elevator and a foyer decked out with black limestone flooring.
The home also comes with a manicured 30ft vertical garden and no less than six wood burning fireplaces.
Photos show the airy home is decorated in soothing cream and neutral tones and boasts a white marble kitchen complete with a matching breakfast counter.
But it is former Philadelphia 76’ers boss Rubin’s other home in the Hamptons that is the most eye-catching of all.
Earlier this month, the $51million pad hit the headlines when it was used to host the billionaire’s July 4th bash which saw white-clad guests, among them Tom Brady, Kim Kardashian and Leonardo DiCaprio, descend on the home.

The luxury mansion, which Rubin snapped up in 2020, has been given a contemporary makeover and now boasts 360-degree floor to ceiling windows on both floors – all the better to take in the stunning ocean views.
Perched on a two-acre plot, the property has two separate decks: one on the upper floor and a second viewing deck with a jacuzzi installed on it.
On top of that, the home also boasts a large swimming pool, a private sauna, a spa and a full-size tennis court.
The sleek modern interiors were on clear display in photos taken at the July 4 party – with many of the celebrity guests later posting pictures of themselves at the party to social media.
Among them was Rubin himself who posted photos of himself at the bash on his Instagram page, adding: ‘Incredible night with incredible people’.
Guests who posted with the billionaire included Brady, DiCaprio, French soccer star Kylian Mbappe, and Ben Affleck and Jennifer Lopez.
